Please be assured that we are committed to providing you with the best possible service at all times. In order to do that, we feel that we should take the time to explain, in detail, what will happen between now and the successful sale and settlement of your property.
We are required by legislation to undertake statutory searches relating to any property that is being sold. This is standard procedure and will be done as soon as possible.
We will be ordering and erecting a signboard for your property as soon as possible.
We will prepare your first advertisement within the next couple of days. It is important for you to know that you may not see your property advertised every week. Our office advertises many properties in similar price brackets, and the buyers that respond are then given the opportunity to view all of our listings in that price bracket. This also allows us to keep your property “fresh” in the eyes of the marketplace. DISCREET METHODS
Home Opens are held on a regular basis, but not necessarily every week. We’ll give you plenty of notice when it is time to hold an Open, so that you have time to prepare.
We work in a very systemised way with people who are looking to buy. Because our office advertises properties in specific price brackets, we are fortunate enough to generate significant buyer enquiry. All enquiries are then qualified in terms of finance, and that means that when we bring buyers through your property by appointment, we can spend quality time with them, which is sometimes not possible at an Open.
We will keep you informed every step of the way. You’ll hear from us on a weekly basis, and we’d like to think that if you have any problems at all, you will tell us immediately.
We will brief you on an ongoing basis about the feedback that we receive from people who have viewed your home. Presentation and Price are the major reasons why properties sell within a reasonable period of time, or sit on the market for months. It is important to keep your property well presented, because competition is high right now, and it is even more important to keep your property priced at a level that gives you the best chance of selling. That is, within range of similar properties on the market so that we can attract serious buyers. Price is discussed with you on a fortnightly basis.
Offer And Acceptance
We must submit, by law, all written offers to you, no matter how good or bad they may be. If you are not happy with an offer that is presented, you can either reject it completely, or make a counter offer at a price that you are happier with. Negotiating the offer is something that we are highly trained at, and we will always endeavour to bring you an offer that is acceptable, however it is necessary for us to inform you that buyers usually start low and wewill work hard to get you the best price we possibly can.
When you have accepted an offer to sell your property, all relevant documentation is sent to a Settlement Agent of your choice, and they prepare the necessary documents in order to be ready for settlement. At this point, it is highly likely that you will have many things to do, and so if we can offer any support please ask.
It is important that we work together so that our mutual goal of selling your property can be done in an atmosphere that is as stress free as possible. We understand that you want the best price possible, as soon as possible, and we will certainly be working hard to achieve this result for you. For this to happen, we need to have an open line of communication, whereby you can tell us how you feel, and viceversa.
